Project Manager,
Multifamily Construction
Position Summary
Richland Building Partners is seeking an experienced Project Manager to lead the successful delivery of mid-rise multifamily (50-200+ units) and mixed-use construction projects from preconstruction through final turnover. This individual will oversee all aspects of project execution, including budgeting, scheduling, procurement, contract administration, quality assurance, and safety. The ideal candidate is a collaborative leader with a proven track record of delivering complex residential developments on schedule, within budget, and to high quality standards.
Key Responsibilities

Manage the construction of ground-up multifamily and mixed-use developments valued between $30 million and $90 million

Lead projects through all phases, including preconstruction, permitting, procurement, construction, commissioning, and closeout

Develop and maintain project budgets, cost forecasts, contingency plans, and monthly financial reports

Lead the preconstruction effort including quantity takeoff, trade coordination and scope of work development, scope review, bid package development, bid list creation and bid advertisement. Create and implement a project buyout schedule including verifying pricing and scope, identifying successful bidders, and manage the issuance and execution of subcontracts

Participate in preliminary design reviews providing input on constructability, cost, schedule, and quality

Create and update CPM schedules while proactively identifying and mitigating schedule risks

Create and maintain a submittal and material procurement schedule in coordination with project superintendents, the design team, and subcontractors

Coordinate the various stakeholders of the project including, but not limited to, subcontractors, field team, design team, vendors, etc.

Review and process RFIs, submittals, change orders, and pay applications

Lead regular project meetings (OACs, subcontractor meetings, and internal executive updates) while providing clear communication regarding schedule, budget, risks, and project progress

Ensure compliance with contract documents, building codes, quality standards, and OSHA safety requirements

Implement quality control processes that minimize rework and improve project efficiency

Identify value engineering opportunities that reduce costs while maintaining design intent and project quality

Lead the overall project closeout process including overseeing the creation and completion of the punch list, financial closeout, warranties, closeout documents, etc

Engage in industry and community activities to strengthen existing relationships and build new ones
Preferred Experience
-
Five or more years of commercial construction project management experience

Extensive experience managing multifamily residential and mixed-use developments

Demonstrated success delivering projects valued between $20 million and $75 million

Experience with wood-frame over concrete podium and cast-in-place concrete buildings

Experience coordinating with developers, architects, lenders, consultants, and municipal authorities

Exceptional leadership, negotiation, and communication skills

Education & Certifications

Bachelor's degree in Construction Management, Civil Engineering, or a related field

OSHA 30-Hour Construction Safety certification

First Aid/CPR certification preferred
Working Environment

Must be willing to work non-traditional hours to meet project needs
